Located in New York State south of Rochester and Buffalo. It is located just ½ mile from the south entrance of beautiful Letchworth State Park. Called “The Grand Canyon of the East”, Letchworth State Park attracts around 1,000,000 visitors per year. It is a 15-mile long park that runs along the Genesee River. It features a 500 ft deep gorge and three beautiful large waterfalls. Letchworth Park is open year around offering camping and many other activities and events to visitors in addition to its scenic beauty. Many of the visitors arrive in tour buses and RV motor homes. In the winter, Letchworth State Park has miles of beautiful groomed snowmobile trails, hills for tubing and cross-country skiing trails and it has NO open food stands.

The whole area has a natural beauty that features the steep wood covered hills of the Genesee River valley. Located just west of the world famous Finger Lakes wine region of NY, the Letchworth area attracts site seers who just like to drive around and look at the scenery. The Company is well positioned for growth due to the success of its current operations; its reputation, location, lack of competition and the changes and investments that have been made to handle increased volume. Historically, the business has always done better in the winter months compared to the summer months due to the seasonal popularity of bowling. (In the northern states, bowling always does better in the winter.) It is also partially due to the fact that there are many more competing events in the summer for people’s time, such as graduation parties, weddings, reunions, golf and outdoor festivals and events. However, in the summer, there are also many more people out looking for things to do, going to Letchworth State Park and taking vacations. The owner feels that the summer should actually be the busiest time of year, not the slowest. Buy running events such as the Idol contest in the summer and focusing more on food sales and targeting the campgrounds a little better, the gap has been closing.

Letchworth State Park attracts many of its 1 million yearly visitors from regional bus tour operators. With few full service restaurants in the area and the large driveway and parking lot a minimal marketing effort to tour operators and senior citizens centers and like groups could increase daily lunch traffic dramatically.

If someone where to add an RV park and/or a campground to the property (ideally both), it could greatly increase business. There are no zoning restrictions against either of these projects because there is no zoning in the Town.

Competition / Market:

There are not a lot of competing businesses in the area, so people will drive further to come to a venue like This Business than they would in other markets. Other bowling centers are few and far between and tend to offer less and have fewer amenities they can’t offer the same bowling experience as this business because they just don’t have the space to do it. Also, it’s extremely unlikely that anyone would ever build a new bowling center in the area because it would be cost prohibitive to build something new comparable to it. Other restaurants in the area tend to be fairly small and more “mom & pop” type dinners. The Business tries to offer a more exciting atmosphere with interesting, yet reasonably priced mainstream food, along the lines of an Applebees, a TGIF Friday’s or a Dave & Busters.
