Eastern Cape Game Farm for sale
This farm is situated just a short distance along a gravel road emanating off the R75 and it is approximately 20km from Uitenhage and 70km from Port Elizabeth Airport.

Made up of a single title, the farm is just over 1227ha in extent.
Description
This farm is typical of the spekboom rich, valley bushveld common to the Uitenhage/Addo area. As one enters the terrain is initially flat, and then slopes upwards to a fantastic viewing point with 360 degree views including distant sea views. It has enough undulating topography to make it interesting and diverse, while still remaining easily accessible by vehicle. The farm has well developed infrastructure and is currently utilized for an intensive bow hunting destination.
Veld types
The front portion of the farm is mostly flat, with the characteristic, well drained, sandy soils common to this region. This farm was viewed in the grip of a devastating drought but the game was still in top condition thanks to supplementary feeding of mainly the grazing animals.
The lower section had been heavily grazed due to the extreme conditions but still showed a good covering of palatable sweet grass stubble, with the dominant species being Digitaria Eriantha, Heteropogon contortus, Cynolodan dactylon and Pannicum. Other species such as Setaria sphacelata are likely to occur but had in all probability been eaten.
The farm has been stocked within its carrying capacity as is evident in the quality and quantity of available browse. Available browse included both variants of spekboom, common guarri, jacket plum, acacia karoo and wild olive in abundance. There was also evidence of young milkwoods having been heavily browsed.
There are several healthy stands of indigenous cycads.
Rainfall
The farm falls in a predominately summer rainfall area, with an annual average of approximately 370mm/annum.
Game species
Game species that are currently on the property include:
Giraffe, kudu, eland, nyala, waterbuck, bushbuck, blue wildebeest, red hartebeest, zebra, impala, mountain reedbuck, blesbuck, duiker, steenbok, grysbok, ostrich, warthog, bush pig, caracal and numerous smaller mammal species. On average 148 animals are harvested per year providing a revenue stream that more than pays for the running costs of this operation. The game encountered on the farm were all very relaxed and this can only lay testament to the responsible manner in which these animals are being harvested.
Improvements
The farm has a very well developed and maintained infrastructure setup:
*The owner's accommodation is a very neat 1 bedroom, 1 bathroom, open plan lounge, dining room and kitchen leading onto a verandah. There is also an adjoining 1 bedroom flat let with its own bathroom and this flat currently doubles as staff accommodation.
*Nearby is a fully equipped 2 bedroom chalet with open plan kitchen, lounge and TV room leading onto an under cover entertainment area complete with built in braai and bar.
*The hunters lodge is a traditional bush camp with 4 bedrooms, 2 bathrooms, kitchen and large lounge leading onto a patio area with bar. There is also a central lapa facility complete with raised pit type fire places.
*The farm is fully enclosed by an EC Nat cons standard 2.4m 17 strand game fence. There is a CAE for all species on the farm issued in favour of the current owners. All internal stock fencing has been removed.
*There is a large 24 x 9 m lock up store shed which also has a cold room.
*The farm is supplied with eskom electricity.
* There is a very extensive and easily traversable, internal road network that allows access to all corners of the farm.
The bow hunting infrastructure is very well developed with 7 well positioned and well constructed bow hides.
Water
A huge plus factor is that this farm has municipal water laid on with 7.5 bar of pressure and the average monthly water bill is only R 1000. The farm has a well developed water reticulation setup, with the excellent pressure from the municipal supply filling a large concrete reservoir from where water is pumped to smaller concrete reservoirs which are in turn linked to various drinking troughs. From similar high lying points using polythene tanks, all the houses and sheds are gravity fed.
There are also 2 earth dams on the property, the one of which is topped up using a borehole connected with a solar pump.
Conclusion
The farm is very well situated, just far enough from Port Elizabeth to be genuinely rural, but still within easy striking distance of its airport. Already having fully developed infrastructure it would not necessitate any additional expenditure by a prospective buyer. All the game seen, was in good condition, which given the severity of the drought, is testament to the condition of the available browse, and the conservative, responsible manner in which the property has been stocked. It's not going to make you rich, but it can more than pay its own way thanks largely to the strong existing client base amongst the bow hunting fraternity. It would surely prove to be a very rewarding acquisition as a lifestyle investment.
