It also has an office, laundry, stoage area, a room for games, 2 public restrooms, an adult swimming pool (3m x 8m x 1.6m = (9ft x 24ft x 4.8 ft), a pool for children (1.2 m2= 3x3ft), a restaurant, parking and green areas. The utilities are very cheap here. The hotel is energy efficient with the electricity. Our highest bill has been 150,000 colons and thats at christmas. Our water runs 55,000 colons a month. telephones run 10,000 for both lines, internet is 9,000 colons per month, trash is 50,000 colons per month. The rates for the rooms are 16,000 colons for 2 people, 19,000 colons for 3 people, 22,000 colons for 4 people, and 25,000 colons for 5 people. we are planning on raising our rates this year. This place would be perfect to have watersports. We also let 2 boats park here for montly rent. We get $300 a month from that and that takes care of most of the utiltites. We are adding an additional boat here as well for $150 a month which adds up to $1,800 more a year. During dry season we are full during the weekends and get two to three rooms a night during the week. That's from november to april. April-september we have full weekends as well. Our room rates are 19,000 for 2 people, 22,000 for 3 people, 25,000 for 4 people, and 28,000 for five people. we make is profit here and that's nice. We also send people on tours and we get commission on that as well which we do not declare on taxes. We get $25 per person for canopy, $200 for each boat charter out of jaco and quepos, $25 per person on four wheelers, and we get 25% comission on sending people to other hotels in san jose, arenal, or quepos. I make about $25,000 a year off that alone. We don't advertise here and never have, we've always done word of mouth and that has worked very well for us. This place was built in 1982 and has been open ever since. We have a fully equipped restaurant but it is not open and has not been opened for two years. We have a monkey here and he caused alot of problems getting into people's food and that is why i closed it, but i have had everything you need including the license to reopen it up. We use to have a pizza restaurant here and it did really well. There's not a pizza place for a long way so the restaurant was known for it's pizza. Feel free to come by and see it anytime. Our area is 30 minutes north of jaco and 45 minutes from san jose airport. also all new roads coming to our place as well. the area is getting an 18 hole golf course along with other hotels and condo's going up as well. It's the first beach you reach out of san jose and is very popular with the locals. The hotel comes with the corporation, restaurant, and fully equipped. Makes for easy transfer (tax free) and turnkey operation. All license are current and up to date. Will take off some money for remodeling expenses for the new owners.
