Commission is for example R63,840 (7.98%)
Using a 60:40 percent split (you earn the 60%)
Take R63,840 and deduct the VAT of 14% leaving an amount of R56,000.
40% = R22,400 - 28% (TAX on a CC) = R16,128 nett
60% = R33,600 - 25% (TAX) = R25,200 nett
Earning a 100% = R56,000 - 25% (TAX) = R42,000 nett
Selling two properties for the same amount at a 100% commission will earn you a nett income of R84,000. Working for a 60% commission you will have to sell at least three properties for the same amount to earn R75,600 which is R8,400 less and you still need to sell one more property!
