GENERAL INFORMATION
This location has been used by a church for some time now, and is centrally located to much of Carrollton as well as walking distance from the State University of West Georgia. There are several buildings on the property, as well as two houses that are used as rental properties. One of the houses is currently leased. The buildings include the original sanctuary, the new sanctuary, a children’s center and a community center.
The new sanctuary is approximately 7,000 square feet. It includes the main worship hall as well as several classrooms and offices. The main worship hall will seat approximately 450 on the floor and an additional 100 in the balcony. It will remain in its current condition with pews and sound system, although the church will remove the piano and organ, wireless microphones, sound board, projection screen and two windows (over the side door in the worship hall). Although the projection screen will be removed, the mounting hardware and wiring will still be in place, making a replacement easy to install. The wired choir microphones will remain, and the sound board will be replaced by the church before moving as well. There is a digital video camera installed in the main hall which does a video feed to a television in the nursery during services which will remain. The building has a nursery in place as well as several classrooms and offices. The chairs and tables will be removed, although the class boards on the walls will remain. This building has had a brand new heating system installed recently as well. This will make an excellent sanctuary for a church, and is ready to move in with little or no work being required.
The children’s center consists mainly of classrooms and offices, as well as a full kitchen. It has been used for Sunday school classrooms by the church. Just as the sanctuary all of the tables and chairs will be removed, but the class boards will remain on the walls. All of the offices are already wired for phone and internet service. The kitchen has ample cabinet space, and all of the appliances will remain with the possible exception of the refrigerator. This building is very useful for classrooms as is its current use, but could also be used for office space as well.
The old sanctuary has been converted in some ways from its original use, but still may be useful for its original purpose or could easily be converted for a number of ventures. The stained glass windows will be removed from this building and replaced with vinyl windows. The main worship hall still resembles its original design, although the baptismal and choir area have been covered by a new wall, and the pews have been removed. It resembles more of a meeting hall with a stage than a sanctuary at this point, and this will be amplified when the windows are removed. There are classrooms and offices in this building as well, and a bookstore and coffee shop (upstairs). This would be a good location for a smaller congregation or could be converted to a meeting hall or offices for a number of purposes.
The final building is the community center, and it is the most versatile of all the buildings. It is approximately 6,000 square feet, the majority of which is open space. The main area can also be broken up with dividers to make several separate class or meeting rooms. There is a very large kitchen in this building, and it sits at the rear of the open area. There is a wall dividing the two, but it has a large opening similar to a food counter service area. The kitchen has an amazing amount of cabinet space, and in addition to standard appliances also has a commercial style oven and dishwashing station. In the rear of the building is a large storage room as well as an apartment. The apartment room is carpeted but not furnished and is currently being used for storage. There is also a full bath with a tub and shower combination attached to the apartment room. The church has used this building for many different purposes, and with its design it has almost endless possibilities. This is an excellent meeting area for large groups or smaller classes, and could also be used for many other ventures, including a restaurant, with little or no modification.
In addition to the land on the west side of Matthews Avenue, there is also a 0.12 acre tract on the east side at the pin corer of Matthews Avenue and South Street. There is a proposed development to split the property into three sections which would allow the purchaser the opportunity to sell the extra properties and retain some of the initial investment if not all.
