The land area is 17.4808 hectares (43.17 acres).
The property is fully fenced with Morris Road, the north and south boundaries deer fenced and the west boundary cattle fenced. All boundaries are supplemented with electric farming hot wires. These hot wires are on paddock dividers as well. The entrance way is security monitored with a gate warning alarm that sounds in the house.
The five paddocks west of the house block have summer access to three days in twenty seven flood irrigation as the property is part of the 9321 syndicate with an Otago regional Council water right from the Cardrona River till 2025.
The south western irrigation race has a cattle protective fence within which there are over one hundred trees planted as part of the carbon footprint policy of the business. Guests get to plant trees to ameliorate their travel. These trees, while only saplings at present, will give the house (lodge) visual privacy from the neighbouring house. Adjacent to the house (lodge) there are Chestnut, Hazelnut and Olive Trees. There are four raised vegetable gardens (potagers) at the back of the house and these are prtected, as the house is, from southerly winds by mature fir trees along the south boundary. The north boundary also has a row of mature trees that definitely help when the nor wester is blowing.
On the north boundary is a right of way over the property that is dust free due to tar sealing. The vendors have been led to believe the right of way across the western boundary will also be tar sealed in the near future.
There are numerous water rights and elctricity covenants on the title including a non subdivision covenant on Lot 1 placed at the resource consent hearing prior to the Lodge being built.
There are seven separate paddocks plus the house block with the vineyard.
The vineyard is one hectare planted with Pinot Noir and Riesling Vines producing Pinot Noir one hundred and eighty five cases and riesling twenty five cases. It is protected by frost flipper sprinklers and irrigated by a electronic timer when summer arrives. There is a full complement of bird netting for the ripening season.
The vineyard is supported by spray equipment PTO driven from a 35hp Iseki tractor fitted with Front end loader. there is mowing equipment, back forks, rotary hoe and a Grillo self propelled weedeater.
The vines have river stones under them for there heat retentive, reflective and weed mulch qualities. Weed control is achieved by use of organic prinicples currently palm oil is used and the vineyard smells of coconut oil, the grillo weedeater backsup the palm oil in keeping the weeds under control.
There is a wooden barn built of plywood and given a board and batten appearance. It is an american style barn and is 14 metres wide by 11 metres deep. The centre part of the structure could be mezzanined should any future owner see value in doing that. The fllor of the barn is concrete slab. There is a low rise lean-to on the south of the barn protecting the storage of the vine nets. there is a 20 foot refrigerated container with all the refrigeration machinery removed and the end sealed off with insulated polystyrene. It is lockable and has been used for wine storage.
The pond is lined with an agricultural pond liner and receives water from the southern neighbour's flood irrigation by-water down the gully behind the river terrace the house (lodge) is set into.
The house (lodge) is the result of ten years research into sustainable products and building procedures. Designed by the vendors and detail planned by Sarah Scott architect of Wanaka, Enginners were Faris Marlowe (Howard Healey and Mike Reid now MSS Ltd) of Dunedin for heating, ventilation and plumbing, with Tom Bradford of Queenstown for structural engineering.
Bradford's of Ashburton supplied the Thermomass panels specified to a US Green Producers standard. There were many firsts for Bradford's. They clverely managed to expose aggregate on four surfaces of many of the panels and the joints when filled with MS silicone had aggregate fines pushed into them to complement the look.
The roof is copper Eurotray and the spouting and downpipes are all copper. One of the engineers commented that this building shoul need next to no structural maintenance for the next 200 years.
The floors in the building are all concrete with the living section, ie dining room, reception (atrium), lounge and library heated by florad in slab water pipes powered by a gas burning boiler in the garage.
The six bedrooms are heated by radiant ceilings that can be turned on to heat solid objects in the bedrooms just one hour before guests are due to arrive. Each of the six bedrooms has it's own private en-suite.
Bathroom, kitchen and laundry water is heated on demand by Rinnai Infinity gas heaters.
The floors are all hardwearing with concrete covered by either tiles designated as frost resistant and non slip from Italy or by a 3mm Soloman Islands Merbau timber surface which has a hardness rating of 4.8 out of 5 on a KAHR'S composite substructure. The timber floor is not glued down and floats on top of a thermal spreaderpaper on the concrete and the timber edges are covered by the skirting boards, giving up to 19mm expansion and contraction if required. The poly coated merbau is good for three sandings and recoats should that ever be required.
The supply of electricity is reasonably good in this rural area. To cope with the possibility of outages, should they occur, the house is double wired and backup electricity is produced by a 17 KVA three phase diesal powered generator on the outside of the eastern wall of the garage. The cross over controls are on the distribution console in the garage. When the generator is running, every room has one light that can be turned on. The main bore pump,the house pressure pump and the septic system pump are also supplied along with the refrigeration units, eg the kitchen chiller room. The house (lodge) is fully surge protected on the garage distribution console. There are pahse, brown down, switches protecting the compressors of the chiller, the freezer and the refrigerator. These switch the units off when the voltage drops below 220 volts, they wait five minutes and then switch on again providing the voltage is above 220 volts, thus saving the compressors from burnout.
Because the house (lodge) is designed to be hypo allergenic there are no curtains, fixed carpets or air conditioning. The bedrooms, to maintain their heat or cool, have their French doors protected by internal movable and adjustable louvered cedar shutters.
All toilet bowls in the house (lodge) are wall mounted to facilitate cleaning. Room 3, the Thyme suite, is fully set up to comply with disabled access both from the passage way and the courtyard. The bathroom fittings in the Thyme Suite comply for disability use and this includes the bathroom door that is wider and opens outward and into the room. This is a feature specified in the resource consent.
The lift is an Access elevator capable of lifting or lowering three people from floor to floor. Extremely useful with heavy luggage.
All of the light fittings in the house (lodge) are Italian and the ceiling inset lights in the downstairs help heat the upstairs slab as part of the energy conservation programme.
The dining room has an open fireplace and the lounge, a very efficient wood burner. Both have stainless steel flues and are easilly cleaned from roof access at the library walk way.
The garage is for two cars and houses the boiler, the house pressure pump, the main electrical distribution board and the drying room.
Above the garage is the art studio with two panel radiators heated by the boiler and it also has a small rustic wood burner that has hardly ever been used. The walls of the studio are not Thermomass but single slab thick, lined with polystyrene and covered with gib board. This room collects heat f
