1/1

An imposing well presented and profitable Hotel in rural Aberdeenshire town. Comprising 10 letting bedrooms, large function suite, restaurant, bar, staff/owners’ accommodation, beer garden & car park. Turnover around £425,000. Good profit margins.

The business is situated in a small town/village which has superb amenities including both primary and secondary schooling. The business derives trade from all sectors though undoubtedly there is still potential to increase trade dramatically by improving accommodation income which currently accounts for approximately 20% of turnover. The remaining 80% is split equally between food and wet sales.

The business has a large function suite (150 people) which is popular for weddings, conferences, meetings, funeral teas etc with the restaurant open in the evenings only. A bright airy bar offers morning coffees/teas, an all day snack menu and drinks throughout the day.

Property:
Freehold
Living accommodation:
There is a separate wing for staff/owners’ accommodation currently consisting of three bedrooms and bathroom. However, on the top floor is a large family bedroom with sitting area and en-suite facilities which could easily be used as a staff/manager’s/owners’ studio apartment giving the potential for the staff wing to be converted into further letting accommodation (subject to appropriate permission being granted).
Location:
The small town of Alford is situated approximately 25 miles west of Aberdeen and beside the River Don. Within easy reach of Aberdeen and its international Airport, Alford is also near to Royal Deeside and Balmoral Castle as well as the Malt Whisky Trail and the Lecht Ski Centre.

Alford itself also boasts many attractions including Grampian Transport Museum and Alford Valley Railway, Heritage Centre and Craigievar Castle. Although a small town, it also has an 18-hole golf course, dry ski slope and highly regarded primary and secondary schooling. On the outskirts of the village is Haughton Country Park which includes a large holiday caravan park. The desirability of Alford can be seen by a new development of housing on the outskirts of the town as well as others that have recently been constructed.

For a town with a population of around 2,500 people, undoubtedly Alford has fantastic facilities for residents.
