The property is located in Land Lots 503, 504, 505, 506, 576 of the 2nd District and Land Lots 1167, 1168, 1169, 1208, 1209, 1210, 1239, 1240, 1241, 1280, 1281, and 1282 of the 3rd District, Polk County, Georgia. It is located in Land Lots 1095, 1096, 1136, 1137, and 1138 of the 3rd District, Floyd County, Georgia.

AREA INFORMATION
The property is located approximately 3.5 miles northwest of the city of Cedartown, which is located in the west central portion of Polk County. Cedartown is the seat of Polk County and the most heavily populated town in the county. Rockmart, the only other incorporated area of a significant size, is located in east central Polk County. Polk County is located in northwest Georgia, approximately 40 miles northwest of Atlanta, 85 miles south of Chattanooga, Tennessee, and 85 miles east of Birmingham, Alabama. Interstates 75 and 20 are located within approximately 30 minutes driving time of the Polk County line, giving good access to the metropolitan Atlanta area.

U.S. Highway 278, between Rockmart and Cedartown, was upgraded from two to four lanes in the early 2000s. This highway has four lanes from Rockmart easterly through Dallas, past I-20 in Douglas County, and on to I-85 at Hartsfield-Jackson International Airport. Completion of this project is having a positive impact on growth and development in the Polk County area as it has enhanced access from the ever-expanding Atlanta metropolitan area.

The county is also served by U.S. Highway 27 and by Georgia Highways 1, 6, 100, 101, and 113. A bypass circumvents the business district of Cedartown and is attracting a modest amount of commercial, service, and light industrial tenants. U.S. Highway 27 is a four-lane primary road extending in a north/south direction through Polk County and points beyond. The county has an average transportation network for its size. Hartsfield-Jackson International Airport is approximately 50 miles southeast of the county. Within the county is Cornelius Moore Field, which is located between Cedartown and Rockmart. This airport has a lighted 4,000-foot runway. The area is also served by CSX and Norfolk Southern rail lines.

Rome is located approximately 11 miles north of Cedartown via U.S. Highway 27. Rome has an estimated 2006 population of 36,000 and is the primary center for employment and shopping in the area. There are four colleges located in Rome. These are Georgia Highlands College (two-year college with enrollment of about 3,500), Berry College (four-year college on a 28,000-acre campus with an enrollment of about 2,000), Shorter College (four-year college with enrollment of about 1,050), and Coosa Valley Technical College (four-year technical college with an enrollment of about 1,800 students).

Rome is served by a wide variety of shopping including Mount Berry Square (a regional mall anchored by Belk, Belk's Home and Kids, Sear's, and JC Penney) and several Big-Box shopping centers. Also, Rome is served by a wide variety of national franchise sit-down restaurants.

NEIGHBORHOOD INFO
The subject property is located along Cave Spring Road and Kings Bridge Road in northwest Polk County and southwest Floyd County. Most of the property is located in Polk County and the only direct access to the property is in Polk County.

Cave Spring Road is a two-lane county road that extends from the CBD of Cedartown to the Floyd County line, just northwest of the subject, and into the small town of Cave Spring. Kings Bridge Road is a dead-end road that extends approximately one mile northerly from Cave Spring Road. The subject fronts both sides of Kings Bridge Road for its entire length. Land uses in the immediate neighborhood consist primarily of agricultural uses. There are several average to good-quality houses on mid-size to large acreage tracts. These residences are generally in average to good condition.

U.S. Highway 27 is approximately four miles east of the subject. This four-lane, split median highway provides good access to Rome (approximately 11 miles north), Cedartown, and I-20 (approximately 25 miles south). The drive from U.S. Highway 27 to the subject, by way of Cherokee Drive and Cave Spring Road, or from the CBD of Cedartown is very attractive (specific areas along Big Cedar Creek are tranquil or serene).

There are two golf courses in reasonably close proximity to the subject. These are Cherokee Country Club, located approximately 3.15 miles southeast, and Meadow Lakes Golf Course, located approximately 4.25 miles east. Cherokee Country Club is an older, private country club based around an 18-hole golf course. Meadow Lakes is the newer of the two facilities and is a semi-private club centered around an 18-hole golf course.

A new Wal-mart Supercenter recently opened just southeast of the subject in the vicinity of U.S. 27 Business and the U.S. 27 Bypass.

The property’s immediate neighborhood has an overall rural character with great appeal. Also, it is located in reasonably close proximity to Cedartown and Rome for employment, schools, entertainment, etc.

Size and Shape:
As can be noted on the site plan for the property, the property has an irregular, but well-balanced shape. It has approximately 3,530 feet of frontage along Cave Spring Road.

Topography/Ground Cover:
The topography ranges from gently rolling meadows to steeply rolling hills. It is generally at or near the grade of Cave Spring Road, but ranges from at or near the grade of Kings Bridge Road to steep upward slopes from Kings Bridge Road. The ground is mostly wooded primarily with mid-size to mature hardwoods and scattered pines. A moderate amount of the property is in open pasture with well-established and maintained grass.

Creek:
The land has extensive frontage along Big Cedar Creek. This frontage is approximately 3.25 miles in length. The creek traverses the westerly and northerly property lines. It is an approximately 60 to 80 foot-wide meandering creek and has excellent appeal.

Access/Exposure:
The land has good access off both roads. However, it is located in northwest Polk County in a rural area. U.S. Highway 27 is under 10 minutes east by car. Overall, access is judged to be average.

In addition to its natural assets, the property has several old improvements including a farmhouse and several barns. These are in fair condition.

As mentioned, the property is in a rural area; however, a purchaser of this property would be interested in it for its reasonably good access, but secluded character.
