LOCATION
This delightful inn is situated in the Borough of Wigan. Situated midway between Manchester and Liverpool, Wigan has a vibrant collection of fantastic amenities including great shopping facilities, tranquil countryside and lakes, and award-winning attractions. Over 2,000 years ago, Celtic warriors settled in Wigan, later the Romans built a fort there and in 1450 the first coal pit was begun and Wigan became a major coal producing town. Wigan has since developed into a modern town with many attractions which reflect the history and heritage of the area including Wigan Pier - situated on the banks of the Leeds-Liverpool Canal; it is one of the north west’s favourite visitor attractions which includes 'The Way We Were' Museum, as well as the world's largest working mill steam engine. Other local attractions include Haigh Hall and Country Park, the Wigan History Shop and Astley Green Colliery. Two thirds of the borough is made up of pretty and popular countryside, waterways and wetlands including Pennington Flash and Worthington Lakes. There is an abundance of sporting attractions including the JJB Stadium, Three Sisters Motor Racing Circuit and Haydock Park Horse Racing.
The Inn is located on Standishgate in the Northern Quarter of Wigan close to Junction 26 of the M6.

We are informed that the rent is currently £30,000 per annum linked to RPI but with no rent reviews.
We are advised that at the end of the term, the Lease (not seen by Guy Simmonds) should be renewable with no further premium - subject to the provision of the Landlord and Tenant Act 1954. We are advised that the inn benefits from full mains services (no services seen or tested). Business rates are advised as currently being £6,652 per annum.
THE BUSINESS
The current owner purchased the business in 2003 when it was closed and not trading. They have totally refurbished the premises and have built a successful business with a loyal and desirable 'wet-trade'. Their aim is to be a true free house catering for discerning beer drinkers of all ages. The inn has been home to the Mayflower Brewery and has up to ten real ales a week as well as traditional ciders, and imported beers and lagers on draft (brewery not included in sale). We do feel that whilst this business is successful in its present form, further scope exists for new enthusiastic hands-on owner operators to increase turnover/profits, especially by increasing the opening hours and exploiting the obvious food potential. Accounts for year end August 2006 show takings in the region of £343,050 (incl.VAT) - 100% wet sales. Annual reconstituted net profits (i.e. after adding back finance charges, interest and depreciation) are circa £42,000.
Accounting information will be made available to interested parties after viewing.
